New Yorkers are buying homes in Florida (particularly in Boca Raton, Delray Beach and Boynton Beach) at a record pace, either as a second home or permanently relocating to the sunshine state. This brief overview is intended to give readers from New York an idea of what to expect when embarking on the process of shopping for a home in So. Florida.

Although home prices have skyrocketed in the last 5 years, relative to NY prices, you can still buy a lot more house for your dollar in Florida. Homes in South Florida are currently selling pretty quickly with the average time on the market being about 30 days. If you are working with a real estate agent here and are serious about buying something, be prepared to make a trip down here on short notice. If you leave it until your next trip in a couple of months, chances are the home will no longer be available. Homes here typically sell anywhere from full asking price to $10k or $20k below asking price. Often times, homebuyers from other areas make offers of 10% below the asking price, only to loose a few homes before understanding that sellers here consider this insulting and typically won t even respond with a counter offer. With 1,000 people per day making Florida their permanent residence, the demand for housing continues to increase while there is limited supply. For this reason it is anticipated that prices will remain strong for the foreseeable future.

Real Estate taxes are calculated using a millage rate which is applied to the assessed value of the property. Although the millage rate varies from one area to another, as a rule of thumb, your annual Real Estate taxes will be 2% of the value of your home. Property is re assessed every time it changes hands, so when you buy a home, you should expect it to be assessed at or about your purchase price, therefore your annual taxes will be about 2% of what you paid for your home. There are several tax exemptions available to Florida residents, the most significant one being the Homestead Exemption which is available to all permanent Florida residents. This exemption lowers your assessed value by $25k and shields your property from creditors, but more importantly homestead properties are protected by the Save Our Homes tax cap which limits the amount your taxes can increase by 3% annually. Since property values have been increasing about 25% annually, it is extremely important to file for homestead exemption as soon as you close on your new home. At the same time, since many current homeowners are paying a fraction of what they would if their homes were not protected, when looking at homes, you should pay no attention to what the current owner s taxes are, instead you should calculate your new tax based on your purchase price. If you are discouraged by the high real estate taxes in Florida, don t despair, there is good news yet – Florida has no income tax. When living in NY, you pay Federal, State and possibly City taxes on the money you earn. In Florida, while you still pay Federal income tax, there is no state income tax at all.

Most single family homes in Boca Raton are built in planned communities and are governed by homeowners associations. Townhouses or condominiums are similar but are governed by condo associations. In either case, the governing body will be responsible for maintenance of common areas and will impose rules on homeowners regarding the upkeep of the homes. Homeowners are required to pay monthly assessments to the association to cover the common costs of the community, which vary depending on what the association is responsible for. If you purchase a home in Country Club, membership in the club may be mandatory. Country Club membership typically entails an up front equity contribution to the club ranging from $20k to $100k and yearly membership dues ranging from $2k to $15k.

Your mortgage company will require that you maintain an insurance policy on your home equal to at least the amount of the mortgage or the replacement value of the home whichever is less. They will require that you have hurricane coverage and if you live in a flood zone, then flood insurance as well. Flood zones are determined by an elevation survey and while you may not be required to carry flood insurance, the incremental cost above your standard policy is minimal and it is worth having it anyway. There are several factors that will affect the cost of your homeowners insurance most of which are a function of the age of your home. Homes that are more than 20 years old are significantly more expensive to insure. Homes that where built after the new hurricane code was put into effect in 1998 are significantly less costly to insure due to the changes in how the homes are built including the requirement for storm shutters.

If you are relocating and seeking permanent employment in Florida, keep in mind that due to cost of living differences between NY and So. Florida, you need not earn the same dollar amount that you are currently earning in NY. As a rule of thumb, your FL salary should be approximately 80% of your NY salary. In other words, if you are earning $100k per year in NY, you need to earn $80k here in order to lead a similar lifestyle.

Home shopping can be an exhausting experience, especially when doing it long distance. Make sure you are working with someone who is a full time Realtor, not a part timer who has a license and tries to make a deal here and there. If you’re wondering how on earth you’re ever going to eat your ‘minimum daily requirement’ of fruits and vegetables each day, here’s a quick and easy solution. Juicing!

The ‘MDR’ varies according to your age, but to simplify it’s about 2-3 cups each of fruits and vegetables for adult men and a half cup less of each for women. But remember that the ‘M’ in MDR stands for the minimum amount needed to maintain a healthy body as determined by the US Department of Agriculture nutritional research, not the optimum amount that makes you feel your best!

Whether your goal is minimum or optimum, juicing is the fastest way to ingest and absorb all the nutrients in fruits and vegetables. One pound of produce makes just one cup of fresh juice, so a glass or two a day will do it! And because juicing separates the juice from the fiber, your body absorbs more nutrients faster than if you had eaten the fruit or vegetable whole. And keep in mind that store-bought juice must be pasteurized. This process destroys many good nutrients such as enzymes. And commercially made juice is not fresh or chemical-free.

Juicing is also the best way to ingest green vegetables. These are considered ‘superfoods’ because they are packed with minerals, protein, and alkalizing nutrients, but they are not very tasty. You can simply eliminate their bitter taste by juicing them with other more flavorful foods such as carrots, apples, berries, and bananas.

You can use your creative juices and experiment with fruit and vegetable combinations that suit your taste. If you’re worried about wasting time and expensive produce on combos that might taste terrible, just pick up a juicing recipe book to guide you. It will also provide combinations that prevent and even fight a wide variety of illnesses.

6 carrots – only peel half the surface!

2 stalks celery – with the greens!

2 sprigs mint or 1’ginger

Spicy Veggie Juice

2 tomatoes – skin and all!

1 carrot

1 stalk celery

1/2 beet

1 leaf spinach

1/2 handful fresh parsley

4 sprigs watercress

sea salt and pepper to taste

Worcestershire sauce to taste

Horseradish to taste

Remember to wash your produce to reduce pesticides. Better yet use your own garden grown or farmers’ market organic produce to eliminate chemicals altogether. Even large grocery stores now have organic lines of fruits and vegetables – they cost a bit more, but your health is well worth it!

Most juicers are made to be durable so you can juice stems and seeds without harming the appliance. Pits and large seeds should be removed as well as hard husks and skins. Most juicers will clog if you throw in a banana or avocado, so place these in a blender and then combine it with your juiced produce. If you don’t want to buy a juicer, you can use a blender but you have to strain the juice or it tastes sandy!

Some people juice entire citrus fruits, rind and all, such as lemons, limes, oranges, and even grapefruit! I’m not one of them. I discard the peel, but I do juice that white pith which is packed with nutrients. Melons also can be juiced in their entire, just beware that the skin adds bitterness to the flavor.

And one more quick tip, don’t bother to store your juice by refrigerating or freezing – most of the nutrients value is lost after 24 hours. Some foods such as broccoli, cauliflower, and melon, start losing their nutrients right after you juice them. So it’s best to drink your fresh juice right away. If you must store something, freeze the produce, not the juice.

Absolutely nothing is more thirst quenching and good for you – and your children! – than a quick glass of home-made juice. And with juicing, there’s no cooking and no pans to clean. So start juicing today!

The Experimental Biology Conference (FASEB) was held this year in New Orleans. The FASEB conference brings in scientists from all over the world, with more then 10,000 in attendance this year. Topics covered are wide ranging, including topics aging, cancer, cardio vascular disease, weight loss, and genetics, to name just a few. It’s truly the place many of the worlds’ top scientists converge to discuss and display the most cutting edge research in their respective areas of focus.

Various scientific societies make up the FASEB conference: The American Association of Anatomists; The American Physiological Society (APS): American Society for Biochemistry and Molecular Biology (ASBMB); American Society for Investigative Pathology (ASIP): American Society for Nutrition (ASN); American Society for Pharmacology and Experimental Therapeutics (ASPET); are all represented at FASEB.

Needless to say, this is a big conference! A great deal of the information presented at FASEB is of direct relevance to people here and now, some of which can be applied to their everyday lives in their quest for a healthier longer life. Much of the research directly supports what we already know; various naturally occurring compounds can prevent disease both directly and or indirectly. What follows is a small sample of some of the more relevant information readers may find useful to their goals of better health and longer life.

Inflammation and CVD; New theories on obesity:

A fascinating symposium called “Nutrition in Inflammation and Cardiovascular Disease” examined the role of inflammation in both cardio vascular disease as well as obesity and the cluster of metabolic issues that is Syndrome X or Metabolic Syndrome. That an essential step in the etiology of CVD is chronic inflammation is not a new concept per se, but more recently embraced by the scientific and medical community. One of the more interesting topics in this symposium was the issue of adipocytes (fat cells) as the main drivers of inflammation both locally and systemically and the role that plays in CVD and other diseases.

Fat cells have now become a major focus as highly active cells that control a wide variety of metabolic functions and feedback mechanisms in the human body that leads to CVD, diabetes, and other ailments. Most interesting is the new paradigm that obesity may be partly an inflammatory disease. More interesting is the theory that obese people suffer mild endo-toxemia. Endotoxins are associated with bacteria and cause inflammation. It’s been found that endotoxin levels are elevated in obese people, and these endotoxins cause a low-grade inflammation which interacts with fat cells, causing a viscous cycle. The exact cause and effect of increased endotoxin levels found in obesity is unclear at this time, but researchers are putting considerable effort into finding the answer and this symposium went a long way to connecting the dots on the role inflammation plays in CVD, Metabolic Syndrome, and possibly obesity. It was also noted that people with inflammatory diseases also suffer higher rates of CVD, so the link is well established and the mechanisms better understood. It was also clear from a verity of talks given that known natural anti-inflammatory compounds found in fish oils, green tea, cinnamon, and others may mitigate the inflammation in these chronic inflammatory states.

SIDE BAR: Nutrigenomics

Without a doubt, the most cutting edge research looking at the relationship between what we eat – be it food or supplements – and the benefits we derive, is the science of nutrigenomics. As the name implies, nutrigenomics looks directly at how nutrients interact with our genes. Wikipedia defines it as “the study of molecular relationships between nutrition and the response of genes, with the aim of extrapolating how such subtle changes can affect human health.” Some of the nutrients we eat are very powerful modulators of our genes. Perhaps one of the best defined at this time are the fatty acids found in fish oil; EPA and DHA. These two fatty acids have various health benefits that actually works on the genetic level. To show just how exiting and powerful this area of research is, one speaker commented that the active constituents found in fish oils (EPA/DHA) could actually nullify the genetic disposition some people had for developing Syndrome X and cardio vascular disease. This is an extremely promising and important finding. The science of nutrigenomics is very much in its early stage, and genetics is a complex topic, but it was very much in the forefront of the FASEB conference. Research is ongoing, and this area of research will yield the most essential results in the history of human kind to human health and longevity!

Green Tea plus Vitamin D3 and bone loss:

Osteopenia is a condition where bone mineral density is lower than normal and is considered to be a precursor to osteoporosis. Chronic low grade inflammation is also known to be an essential part of bone loss in some cases, and it’s well established that people with acute inflammatory diseases suffer from higher rates of osteoporosis. A symposium entitled “Models for Bone Health” presented data that tested the effects of green tea polyphenols and vitamin D3 in animals which followed a human model of low grade inflammation negatively impacting bone health. These researchers found both D3 and Green Tea polyphenols decreased bone loss and decreased inflammation. However, when combined the effect was more pronounced, showing a true synergism between the combination of green tea polyphenols and vitamin D3 on bone health. The combination increased bone mineral density (BMD), reduced oxidative stress, reduced inflammation and DNA damage and positively impacted hormones known to control BMD.

Flax Lignans and Auraptene, a powerful agent against breast tumors:

A symposium that looked at how the diet may effect cancer called “Diet and Cancer” had a presentation that looked at the effects of flax and sesame lignans on estrogen receptor-positive human tumor cells. The researchers implanted mice with human breast cancer cells and added estrogen to encourage the growth of these cells. They then fed the mice either flax lignans or sesame lignans (vs. a control group) to see what effects either had on tumor growth. It was found the flax lignans were most effective and reduced breast cancer cell proliferation, and increased the rate of programmed cell death (apoptosis) of human breast cancer cells. Sesame lignans were found to be much less effective then lignans from Flax.

The researchers made note that it’s unclear at this time if the effects they found come directly from the lingans – and or other compounds found in flax – or if the effect is due to metabolites formed from these naturally found constituents of flax during digestion and metabolism, and research is ongoing. Meanwhile, people can enjoy the health benefits from flax lignans and wait for science to figure out why!

Another natural agent derived from citrus fruits called Auraptene has been shown to be a powerful agent against breast cancer. A known carcinogen scientists use to cause cancer in animals is called N-methyl nitrosourea. Researchers find this naturally derived compound to be highly chemoprotective* against various cancer drugs while being toxic to cancer cells, in both in vitro (test tube) and in vivo (living animals) and decreased breast cancer cell proliferation by over 50% when breast cancer was induced via N-methyl nitrosourea. Auraptene may turn out to be one of the most powerful natural anti cancer agents yet found according to researchers speaking at this symposium.

As readers of the LEF magazine know well by now, Omega-3 lipids offer a wide variety of health benefits. A symposium entitled “Polyunsaturated Fatty Acids and Health” added additional information to the ever growing body of research that shows these fatty acids should be a staple to anyone’s longevity/health program. In fact, the first speaker to this symposium started out by making the bold statement that life span is inversely related to Omega-3 tissue levels. It’s been well characterized that much of what takes place in aging and disease happens at the level of the mitochondria, the part of our cells where energy is generated.
